Tenant Screening - Credit Checks |

Each applicant is thoroughly screened with a
credit check, verification of employment, and a tenant review
with previous landlords. Credit checks, eviction actions and histories are carefully
reviewed. Via our credit checking company, we verify employment
and former landlord references. We orient each tenant as to their
obligations regarding the care and maintenance of your property,
which includes a written property walk-through report. |
Maintenance |

As authorized, we will contract for all maintenance
and routine maintenance. DPG manages
maintenance services through a network of competitively priced
and experienced vendors. We routinely
make interior inspections and will schedule preventive maintenance
in order to prevent those major repair bills. Emergency repairs
are completed swiftly and effectively on behalf of the owner and
employees carry pagers on the weekends for tenant emergencies.
Exterior property inspections are conducted to ensure the property
is being cared for and to look for warning signs regarding possible
problems with the tenancy. |
Income |

After completion of a careful tenant screening,
we will negotiate a comprehensive lease agreement, prepare all
rental documents, publish written policies and collect the initial
deposits. We collect all rents and place them in a trust fund. The distribution of funds to owners, is on the fifteenth of each
month.

Computerized Accounting Statements |

DPG will provide you with full management and financial
reporting for a monthly review. Through our computerized system
you will receive Cash Flow Reports, Income and Expense Statements,
and Summaries for Income Tax purposes for each property. We
are also able to pay your monthly bills for you ie: gardner, pool
service, property taxes and mortgage. If you would like us
to pay your bills, copies of those bills will be included with
your monthly accounting statements. DPG understands that
owning property can become hectic at tax time, that is why Decembers
statement is a FULL year summarized statement for each property,
making it easier for you to do your taxes. |
